Real Estate Revenue Generation Study

dashed line separator A multi-disciplined consultant/developer team formed and led by Gruen Gruen + Associates (GG+A) was retained by Metra to devise an ongoing asset management enhancement and joint development and disposition program for Metra. GG+A and its subcontractors, The Alter Group, Lohan Associates, and Metro Transportation Group, Inc., identified, evaluated and programmed real estate revenue generation opportunities for Metra. As part of the process, GG+A defined and applied site selection criteria and applied same to identify and rank Metra's property inventory and to evaluate and rank priority sites. GG+A devised specific leasing, disposition and development programs and formulated implementation and marketing strategies and products for eight priority sites evaluated to have the highest development and revenue generation potential. GG+A recommended specific model policies and procedures for Metra to implement on a proactive basis with respect to identified priority sites and on a reactive basis with regard to offers for or inquiries about properties included in the identified inventory in order to generate revenues from the enhanced use of its real estate and through increases in ridership.
