Client: Village of Menomonee Falls (WI)

In order to provide an information base and strategic input for a multi-disciplinary team to prepare a Comprehensive Plan for the Village of Menomonee Falls, Wisconsin, GG+A prepared a series of development forecasts. Separate forecasts were prepared for office, industrial and retail space. GG+A also prepared projections of population and employment growth and a forecast of housing needs. Considerable interviews with property owners, real estate developers, real estate brokers and members of the business community as well as economic development and planning professionals were conducted, as well as an extensive survey of Menomonee Falls employers.

The results of the development forecasts and survey provided insights on the dynamics of the economic base and future opportunities and constraints for attracting and retaining desirable employers, economic activities, and beneficial development and redevelopment. The research and analysis also provided information and perspective on future housing needs and the amount of land needed to accommodate residential and nonresidential growth. GG+A also synthesized the retail analysis to identify strategic goals and actions for the intensification, and integration of uses in the Village Centre. GG+A also identified policy actions to strengthen Menomonee Falls’ retail base, including dealing with properties and shopping areas that have been adversely affected by supply competition, retailer consolidation and shifts in consumer shopping patterns and preferences.

In addition to providing economic development, retail base and Downtown enhancement, and housing policy strategies, the information gained permits the Village to plan for its land use needs, infrastructure requirements, and to identify its public revenue sources and public service and facility demands.
