Client:  City of Blue Ash (OH)

The City of Blue Ash commissioned GG+A to evaluate the housing stock of Blue Ash, forecast the future demand for housing, and to identify the likely trajectory of residential neighborhood change in the community.  Based on the housing market assessment, GG+A also identified strategies to maintain and enhance the quality of housing in Blue Ash.

GG+A prepared a report summarizing the results of the study, which included intensive interviews, GIS, demographic, and real estate economic analysis. The report GG+A prepared presents population, household, and income trends and projections for Blue Ash and Hamilton County and the long-term forecast of the number, type, and price of future housing units likely to be demanded in the City of Blue Ash.

Residential submarkets in Blue Ash were identified and mapped to synthesize patterns of historical change, accompanied by predictions of likely future change under “status quo” housing and zoning policies.  A comprehensive set of strategic policy actions, including zoning-related changes, were recommended to encourage an improved jobs-housing balance and the preservation and enhancement of the housing stock and neighborhoods.
